This is a brief summary which explains the programme of a typical loft conversion, from start to finish.
- When you contact us, an initial visit to your property is arranged.
- During this visit, we listen to your requirements, advise on the best solutions, discuss alternatives and suggest positions of the new staircase. We also give you a rough estimate of costs.
- Following our visit, we prepare a full, written and fixed quotation based upon the conclusions of the initial visit. At this stage it is determined whether you need planning permission or whether works can commence with a submission to the local authority to enable compliance with building control regulations.
- On acceptance of our quotation a date is arranged for commencement of works and we arrange for our architect to visit your premises in order to prepare full plans and drawings for your approval.
- The drawings are sent to you for review and once you are happy, the drawings are sent to the local authority for approval. (Planning permission is an eight week process)
- once approval has been gained, three days before works are due to commence, our scaffolders will erect the scaffolding which will create a working platform.
- At the beginning of the first week, the bulk of materials needed to build your loft conversion are delivered and loaded onto the scaffold. Your first building inspector visit will occur at this stage to gain clearance for the works to commence by discussing the materials to be used, the procedures to be adopted and any potential problems which may occur.
- We then cut a hole into the roof, which we use to gain access to the loft. This is how we will gain access until the new stairwell is built, thus limiting disturbance to you and your household as far as possible.
- Steel beams are installed to support the weight of the roof and new floor structure and any additional loads such as Dormer windows.
- Timber joists are then fitted to construct the new floor and enable our plumbers and electricians to carry out their first fix works by concealing any pipes and wires beneath the floor.
- The next building inspector visit will then occur for the officer to check the installation of the steel and timber beams.
- Alterations are now made to the roof itself - for example, Veluxs are installed and Dormer windows and gables might be installed.
- Any new internal walls are now built to construct the sizes and division of new rooms whilst our qualified roof tilers finish outside weather protection.
- The electricians and plumbers will now visit if necessary to fit wires and pipes for radiators, switches and sockets.
- The insulation is cut and fitted to approved standards and the building inspector will return to check the sizes and positions of the insulation and other ongoing works.
- At this stage plaster boarding will be fitted to all new rooms. The new stairwell access is now cut out, and we carry out any alterations necessary to the new flooring.
- The new staircase is then fitted, around the middle of week four.
- All the new rooms and stairwell are now plastered by professional plasterers.
- After allowing sufficient drying time, final fittings are carried out. The plumber will attach radiators, sanitary ware and so on. The electrician will fit switches, light fittings and smoke detectors and the carpenter will fit doors, latches, architraves. skirting, handrails and spindles.
- In week six, the local authority building control officer will make his final inspection and report and on receipt of our electricians certificate your loft will be signed off.
- Your loft is now ready to decorate and enjoy!
